基于GIS和模糊理论的房地产估价比较法研究

Abstract: In?order?to?overcome?the?deficiencies?of?comparison?method?for?real?estate?appraisal?in?the?aspects?of?cases?selection?and?their?adjustment,?GIS?is?proposed?to?implement?the?management?and?initial?selection?of?the?transaction?cases?;fuzzy?similarity?degree?is?proposed?to?do?the?selection?of?comparable?cases?;?and?fuzzy?comprehensive?appraisal?is?adopted?to?adjust?their?price?for?the?appraisal?of?the?real?estate.?A?case?study?is?given?to?verify?the?feasibility?and?effectiveness?of?this?naethod?in?solving?the?problems?of?the?management?and?selection?of?comparable?cases?as?well?as?price?adjustment,?which?improves?the?correctness?of?the?evaluation.

摘要: 针对房地产估价实践中比较法在交易实例选择以及修正过程两方面存在的不足之处,提出采用GIS技术进 行交易实例管理与初选、运用模糊贴近度进行可比实例的选择以及模糊综合评判方法进行价格计算,并以实例加 以验证。结果表明,该方法可以有效地解决可比实例的管理、选择以及价格修正问题,提高评估的科学性和正确 性。
